After being a landlord and managing my own properties for over 20 years in the Milwaukee area, I moved to Chicago and knew I needed to find a firm to manage my properties with the same high standards that my tenants had become used to over the years.
I interviewed several companies in the area, and hands down, Performance Asset Management and Jim Miller were clearly the right choice based on their experience, tenant base, maintenance department, and relationships with the cities that they do business with ( the latter being critical as the city of Milwaukee requires a local contact for investment properties).
Rent is collected and deposited on time, maintenance issues as reported by my tenants are dealt with quickly and efficiently and I like that I am not “nickel and dimed” to death for every little maintenance request. I also like that when a unit opens up, they have pre screened, high quality tenants ready to move into the unit which keeps the vacancy rates low.
When problems arise, Jim and his team are quick to work through it and keep me informed of the progress. I also liked that their system is efficient for the tenants as well as they can go on line to get assistance and a copy is sent to me to approve. And their rate is competitive with other management companies in the area.
Given many of my tenants had been with me for many years, while I was pleased with the new management company, I wanted to make sure my tenants were as well. I did a survey of my tenants after the transition and to a person, they were pleased with the rate of responsiveness to their needs, the humanity of this management company, and the overall maintenance of the properties. Music to my ears as a remote landlord!

I purchased a duplex in 2008 and I fumbled around trying to be my own landlord for over 3 years. We hired Performance Asset Management (P.A.M.) in Nov 2015 to manage half of our portfolio, over 30 units. At the same time, we hired another PM company to manage the other half. The results and experiences between the two have been night and day. After only 5 months we left the other PM and gave everything to P.A.M. to manage. I genuinely feel that P.A.M. treats my units like their own and their ability to take over a large number of poorly preforming units and turn them around quickly has been impressive. My interactions with every staff member has been fantastic! They find you a good tenant, manage all issues and repairs, inform you and bill you fairly for all repairs, and handle all the day to day things involved in dealing with renters. Performance Asset Management has been managing my duplex for the last year. I had been managing the property myself until I moved out of state. To say I had high standards would be an understatement. Jim and his team filled two vacancies with great tenants at competitive rates promptly. This is something I couldn’t have done easily across the country.
Rent has been collected and sent to me on time via direct deposit every single month. Also, the work orders that do come in are addressed promptly by Jim or his staff. Any disputes, on my end, in terms of work order charges are addressed promptly and professionally and I have yet to be upset with the result.
One item that has been a value-add to me with a multi unit property has been charging water usage back to tenants.
Living out of state, I continue to know my investment property is in good hands. My tenants haven’t had any complaints about PAM over the last year either.
My family and I have been renting with PAM for 5 years. After a 2 year stay at one of their properties, we decided to transition to a different property they owned. Jim made this transition very peaceful and took the headache out of “moving” for us. In the 5 years we have been a client, we have had outstanding service. One of the most important qualities I find for a property management company to have is a good response and solution to maintenance requests. The online portal for maintenance requests makes this very efficient. I always get a response within 24 hours (9 outta 10 times less than that). The maintenance team (Dwight) is not only skilled but polite. He goes above and beyond to explain things and fix them right the first time.
Jim the owner is a down to earth manager as well. Over the past 5 years my husband and I have had some financial ups and downs. There were a few times we were not able to make our whole rent payment in the first. Jim was more then willing to work with us to stay up to date with this. The communication PAM provides is GREAT!
My overall experience with Performance Asset Management has been wonderful and I would recommend renting from them!
