A Few Things To Know

  • Showings are scheduled through the listing. Most applicants tour properties within 24 to 48 hours of inquiring.
  • Applications are completed online. The standard screening process reviews 24-month rental payment history, net income verification, credit, background, and bank account balance.
  • The PAM application fee covers all costs of screening. There are no hidden charges layered onto the application process.
  • Move-in coordination, key transfer, and lease execution are handled digitally and in person. Most residents are settled into their new home within two weeks of approval.

If you’re a current PAM resident, your day-to-day tools live in the Resident Portal for everything financial, plus maintenance requests.

The portal handles rent payments, lease documents, account statements, and direct communication with the PAM team. Set up auto-pay once and rent is handled for the lease term.

Maintenance Requests

Maintenance requests are handled through the Resident Portal, the same platform PAM’s team uses internally. Routine requests during business hours receive same-day acknowledgment and dispatch. Emergency requests receive 24/7 immediate response.

What Counts As An Emergency

  • Loss of heat in winter or AC in summer
  • Active water leaks or flooding
  • Electrical issues that create a safety risk
  • Gas smells or carbon monoxide alarms
  • Lockouts (during business hours)
  • Fire or security emergencies (call 911 first, then notify PAM)

For everything else, submit through the Resident Portal, and PAM dispatches during business hours. The Same-Day Service Guarantee governs response time.

Through the Resident Portal. Auto-pay is the most reliable option. ACH, debit, and credit are all accepted, though credit card payments may carry a processing fee charged by the processor (not by PAM).
