Why The Renewal Rate Matters

The Gap Between Rent Collected And Returns Earned

Franklin is one of Milwaukee County's youngest and fastest-growing suburbs, built up largely over the past 50 years with a thriving school district and newer housing stock. Newer single-family construction dominates the inventory, lots are larger, and family renters drive most of the demand. The trade-off for investors is that Franklin competes with Oak Creek and other south-suburban markets on amenities and price-per-square-foot, not on location premium.

Performance Asset Management (PAM) was founded in 2010 to manage rentals as long-term assets. Our residents renew at 88.76%, well above the industry average of 54%, which keeps your suburban single-family rental performing instead of cycling tenants every 12 months.

Why Franklin Investors Choose PAM

Rent Collection vs Asset Management

Most property managers collect rent. PAM runs your property as the asset it is, with numbers to show what that earns you.

8% of Collected Rent

Capped at $250 per month. Fees waived when the property is vacant. No trip charges, no setup fees, no termination fees.

Residents Who Stay

Industry average is around 54%. Top performers reach 70 to 80%. PAM hits 88.76% through our "humanation" approach to resident retention.

Franklin Rental Market

What The Market Looks Like Right Now

Franklin is a family-oriented suburb with a strong school district and competitive sports programs, and easy access south of Milwaukee draws working professionals too. Single-family homes are consistently the best-performing rental assets here; duplexes are less common and in high demand when available. Working farms still sit on the outer edges alongside newer subdivisions. Ballpark Commons anchors entertainment, Lions Legend and Fromming Park bring pickleball, and Ricky's Double Barrel Supper Club and Honey Butter Cafe are local favorites.

Inventory leans newer than most Milwaukee County cities — mostly subdivision single-family built from the 1990s on — with a renter base of families and relocating professionals who want space, schools, and I-94 access without a Brookfield or Mequon price tag. Newer buildings carry lower deferred CapEx early, but they compete directly with Oak Creek and Greendale on finishes, so listings priced aspirationally sit while market-priced units move.

Winter seasonality slows leasing across Milwaukee between November and February, which is why we price Franklin units to the market rather than to aspiration: the price is the problem when a unit sits empty through a Wisconsin January.
