Most utilities transfer to your name on the move-in date. Your lease specifies which are owner-paid and which are resident-paid.

Renting In Wisconsin Means Preparing For Real Winter

Practical resources to stay safe, keep your home in good condition, and avoid the avoidable problems.

Snow Removal

For most PAM single-family homes and duplexes, snow removal of driveways and sidewalks is the resident's responsibility per the lease. Municipal regulations typically require sidewalks cleared within 24 hours of snowfall ending.

  • If unsure of your responsibility, check your lease or call the office

Heating System Care

A few practices keep your heating system reliable through Wisconsin winters.

  • Replace furnace filters every 1–3 months in heavy heating season
  • Keep thermostat at 65°F minimum, even when away (prevents pipe freezing)
  • Open cabinet doors under sinks on extreme-cold nights
  • Know where your main water shutoff is located
  • Loss of heat is always an emergency — call immediately

Frozen Pipe Prevention

Wisconsin winters produce predictable frozen pipe situations. Most are preventable.

  • Disconnect and store outdoor hoses before first freeze
  • Insulate exposed pipes in basements, crawlspaces, unheated areas
  • During extreme cold (below 0°F), let one faucet drip slowly

Smoke & CO Detectors

Renters Insurance

$150 To $250 Per Year — Worth Every Dollar

PAM strongly recommends (and most leases require) renters insurance for all residents. The owner's property insurance covers the building itself — not your personal belongings. Renters insurance fills that gap.

Most major insurers (State Farm, Allstate, GEICO, Liberty Mutual, Lemonade) offer renters policies online with quick approval.

  • Personal property loss from fire, theft, or water damage
  • Liability protection if someone is injured in your home
  • Temporary housing costs if your home becomes uninhabitable from a covered loss

  • Locate the water shutoff and electrical panel — act fast in emergencies

Move-Out Process

Six Steps — One Predictable Timeline

When your lease term ends and you've decided not to renew, the move-out process follows a standard sequence.

Provide written notice

Submit written notice per the terms specified in your lease — typically 30 to 60 days before your planned move-out date.

Schedule a pre-move-out walkthrough

Schedule a walkthrough with the PAM team if requested. We'll flag items in advance that might affect your security deposit return.

Complete cleaning & minor repairs

Finish required cleaning and resident-responsibility repairs documented in your lease before you return keys and access devices.

04

Return keys & access devices

All house keys, garage remotes, mailbox keys, and access fobs are due on or before your official move-out date.

05

Provide a forwarding address

Provide a forwarding address so PAM can return your security deposit. Take dated photos of property condition for your records.

06

Receive your deposit within 21 days

Per Wisconsin statute, an itemized accounting is delivered within 21 days, with deductions for damage documented in writing.
