How It Began

It Started With Three Bad Property Managers

Before Jim Miller founded PAM, he was a Wisconsin real estate investor hiring other people to manage his properties. He hired three different firms over a span of years. None of them delivered what their marketing brochures promised.

The pattern was always the same. Fees stacked up regardless of whether the property was occupied. Maintenance ran on whatever the vendor felt like charging, with no visibility into the work or the markup. Lease renewals were treated as paperwork rather than the single most important lever in long-term returns. Communication went silent for weeks, then resurfaced as a surprise invoice.

After roughly two decades in the industry, Jim's diagnosis was direct: most property management firms make money by stacking fees on investors and residents, not by delivering results. The business model itself was the problem. Fixing it required starting over.
