Find an available property on the Homes for Rent page, schedule a showing, and submit your application online. Most applications are processed within 24 to 72 hours, and you will hear the decision by phone and email.
Screening reviews your 24-month rental payment history, net income (typically 3x monthly rent), credit history, a background check, and a bank balance review. Each application is read as a whole — one weak factor will not automatically disqualify you if the rest is strong.
Yes — apply and explain the circumstances. PAM weighs your full picture, not one data point. An old bankruptcy with strong recent rental history is treated very differently than a recent unexplained eviction. Honesty on the application matters more than perfection.
Sometimes. If your income or credit does not meet standard criteria but your application is otherwise strong, a co-signer with stronger financials can support it. The co-signer goes through the same screening.
Yes. Showings are scheduled through the property listing, and most applicants tour within 24 to 48 hours of inquiring. If you cannot visit in person — an out-of-state move or a scheduling conflict — a virtual showing can often be arranged.
After approval you will sign the lease, pay the security deposit (typically one month's rent) and first month's rent, and complete the move-in walkthrough. Keys and access devices are handed over on or before your lease start date. Renters insurance is required and must be in place before move-in.
Yes — PAM requires it for the full lease term. Standard policies run $150 to $250 per year and cover your personal property, liability, and temporary housing after a covered loss. Most major insurers offer online quotes and same-day coverage.

Rent is due on the 1st of each month. A $25 late fee applies after the 5th, up to $100 per month while rent remains unpaid.
Through the Resident Portal. ACH bank transfer is free; debit and credit card payments may carry a processing fee charged by the payment processor, not by PAM. Auto-pay is the most reliable option.
No. All payments go through the Resident Portal to keep a clear record and protect both you and PAM. If you do not have a bank account, you can run an ACH payment from a prepaid debit or money card.
Possibly. About 120 days before your lease ends, PAM's renewal specialist reaches out to discuss terms after reviewing current market rent in your specific neighborhood. Many renewals happen at the same rent or a modest, market-consistent increase. Our resident-first model is built on keeping good residents, so aggressive increases work against that goal.
Yes. The Resident Portal shows your full payment history and generates receipts on demand. You can also download annual statements for tax or budgeting purposes.

How to report an issue, what counts as an emergency, and who pays for what.
Submit it through the Resident Portal, and include photos when you can — they help the team diagnose the issue and dispatch the right vendor faster. You will get a confirmation when the request is logged and updates as the work progresses.
Loss of heat in winter or AC in extreme heat, active water leaks or flooding, electrical issues that create a safety risk, gas smells or carbon monoxide alarms, lockouts during business hours, and fire or security emergencies (call 911 first). For emergencies, call (414) 943-1038 — the line is staffed 24/7. After-hours lockouts may require a locksmith at the resident's expense.
Routine requests submitted during business hours get same-day acknowledgment and dispatch coordination under our Same-Day Service Guarantee. Emergencies get an immediate 24/7 response. Non-emergency repairs are typically completed within 3 to 7 business days, depending on vendor availability and parts.
PAM and the property owner cover repairs tied to normal wear, mechanical systems, and the structure of the home. Residents are responsible for damage from negligence, misuse, or pets beyond normal wear. Your lease spells out the specifics — if you are unsure who covers something, ask before assuming.
Report it through the Resident Portal with a description of what happened. PAM coordinates the repair and bills the resident if it is determined to be resident-caused. Honest, prompt reporting almost always produces better outcomes than waiting until move-out.
Minor changes — hanging pictures, small wall decor, swapping cabinet knobs — are generally fine. Significant changes like painting, installing fixtures, removing carpet, or building shelves require written PAM approval first. Unauthorized modifications may be deducted from your deposit at move-out.
Submit an emergency request immediately or call (414) 943-1038 — loss of heat in winter is always an emergency. While you wait, keep one faucet dripping slowly to prevent frozen pipes, close interior doors to hold remaining heat, and avoid unsafe use of ovens or space heaters. If the temperature drops dangerously and we cannot restore heat the same day, we coordinate temporary lodging at the owner's expense.
Not for repairs PAM is paying for — we use a vetted vendor network with established pricing and quality standards. For repairs you are paying for yourself (after PAM approval), you may use your own contractor if they are licensed and insured.
Lease length, renewing, early termination, roommates, and subletting.
Most run 12 months. Some properties offer 6-month or 18-month options depending on the owner's preferences and market conditions. The term is specified on each listing.
PAM's renewal specialist reaches out roughly 120 days before your term ends. If you want to renew sooner, contact the office and we can start the conversation earlier.
It depends on your situation. Wisconsin landlord-tenant law governs early termination, and costs vary by circumstance. Military deployment, domestic violence situations, and certain medical hardships are handled differently. Call the office to discuss your specific situation before assuming the worst-case cost.
Subletting requires written PAM approval, and most PAM-managed properties do not allow it because it adds resident layers that complicate accountability for the home. Short-term rental platforms such as Airbnb and VRBO are explicitly not permitted under PAM leases.
A new roommate must apply through the standard screening process and be added to the lease. Living with someone who is not on the lease is a violation and can lead to termination. The screening is the same as for any new applicant.
Provide written notice per your lease (typically 30 to 60 days before lease end), schedule a move-out walkthrough if requested, and follow the move-out process in your lease. Deposit return follows Wisconsin law: an itemized accounting within 21 days of move-out.
Adding a pet, what it costs, breed considerations, and service animals.
Most PAM-managed properties allow pets with prior approval. Pet acceptance varies by property based on the owner's preferences and any HOA restrictions, and the listing notes whether pets are accepted.
Submit a pet application through PAM before bringing a pet home. It includes verification of vaccinations, behavior history, and breed and weight information. Approved pets are added to your lease.
$50 per pet per month. The fee covers the operational cost of pet management and provides a buffer against minor pet-related wear.
PAM coordinates the repair and bills the resident for costs beyond what the deposit and pet fees cover. Reporting pet damage early beats discovery at move-out. The Pet Guarantee for PAM-approved pets covers some scenarios — specific terms are in your lease.
Some insurance and owner restrictions apply to specific breeds, and they vary by property, so check the listing or ask before applying with a pet. Service animals and emotional support animals are evaluated under Fair Housing Act guidelines, separate from pet policies, and pet fees do not apply.
Submit a pet application before bringing the new pet home — unauthorized pets are a lease violation. Most additions are approved when the application is complete and the pet meets property-specific requirements.

Most residents work with a primary property manager assigned to their property. For unusual situations or escalations, the office routes you to the right team member. There is always a real person on the other end of the call.

Yes — through Google, Facebook, or any major review platform. PAM does not curate reviews; all of them are visible. If your experience was strong, we would appreciate hearing about it publicly. If it was not, we would rather hear it directly so we can address it.
Notice, walkthroughs, security deposit timing, and how to leave on good terms.
Per your lease — typically 30 to 60 days before lease end. Written notice is required; verbal notice does not count.
Most residents get most or all of it back. Wisconsin law requires an itemized accounting of any deductions within 21 days of move-out. Deductions are limited to damage beyond normal wear, unpaid rent, and unpaid fees — standard cleaning and minor wear are not deducted.
Clean thoroughly (appliances, bathrooms, floors), patch and paint minor wall damage or accept the deduction, return the home to its move-in condition, remove all belongings, take photos of the condition when you leave, return all keys, remotes, and access devices on or before move-out day, and provide a forwarding address for your deposit.
It is not required, but it is recommended. Being present lets you address any concerns the team identifies on the spot. If you cannot be there, the walkthrough is conducted with photos and documentation.
Within 21 days of move-out, per Wisconsin law. PAM sends the deposit and any deduction itemization to the forwarding address you provide on move-out day. Provide an address even if it is temporary — we can update it later if needed.
