Named Best Property Management in Milwaukee, 2024 by the Quality Business Awards.
Well above the ~54% industry average — the operational consequence of treating residents as customers.
Applicants screened on 24-month payment history, net income, and bank balance before a lease is signed.
The downstream result of screening discipline and renewals handled as a conversation, not paperwork.
Managing Wisconsin-area investments across the six-county Southeastern Wisconsin region.
450+ units under management at 98% occupancy — the scale and stability the reviews are written against.
PAM’s investor clients tend to come from one of two places: a bad experience with another property manager, or a referral from someone already in the portfolio.
We have had a great experience working with this property management company. Larry and Lucas have both been professional, responsive, and extremely helpful throughout the entire process. They worked hard to market our property, find a qualified tenant, and make the process feel smooth and organized during a very busy transition for our family. We especially appreciated their patience, guidance, and attention to detail. We are grateful for their support and would absolutely recommend this company to anyone looking for reliable, professional, and trustworthy property management services.
PAM came in as new management for me on a vacant property and did a great job taking over, turning it and getting it leased up. My leasing agent Shelly was fantastic to work with - responsive, diligent and very committed. I felt like we were in great hands!
Best PM company I have worked with. Great resource for investors - timely communication and expert processes help solve/avoid many of the headaches that come with real estate. Highly recommend!
PAM treats every property as a small business with one customer for 12 months: the resident. The 88.76% renewal rate is the consequence.
After being with PAM for over 3 years, I have to say that their new maintenance workers are fantastic. Gino and his partner as well as John and his partner have provided me with supreme service. These guys go over and beyond to make sure everything is repaired and cleaned up as well. I did have some problems with the previous maintenance crew, but the new crew is a thousand times better. In addition, they are very professional and understand the tenants' frustration and needs.
I've spent a good 2 months looking for the right apartment. Some places never called back, others didn't know the date availability which was important to me, as I work 12 hour days. Matt Meunier and the rest of the team at Performance Asset Management made the decision to get a new apartment easy for us. He was able to accommodate a showing of the unit rather quickly, He told me everything that is to be expected with the new place, and overall it felt right. Once we moved in, they re-painted walls, filled holes, cleaned carpet, and even put in a new sink! It was truly everything we were looking for. I love coming home and feeling at ease, And it's all thanks to Matt. Highly recommended!! -Someone who has moved from Chicago, Brookfield, Kenosha, San Francisco and back :D YOSHII [the dog] LOVES THIS PLACE
PAM partners with real estate agents across Southeastern Wisconsin, paying a $500 referral fee when a referred client signs — and sending that client’s next purchase or sale back to the agent in writing, not just on a handshake. Real estate agents can learn more about how the partnership works at pammke.com/agents.
As a realtor, I have some clients that need help with managing their real estate asset. PAM is great because of their leverage with technology tools making easier for owners to see how their properties are performing. Thanks for treating my clients well.
Great guys, easy to work with and very responsive to questions or concerns. A number of my investor clients use their services and have nothing but positive things to say.
The same themes surface across PAM’s Google reviews. Each one maps to a documented operational practice.
A capped monthly fee with no vacancy fees, no trip charges, and no termination penalties — the number you sign is the number you pay.
Simultaneous owner notifications on maintenance, direct access to the team, and a response time investors actually mention by name.
CapEx and IncomeEx visibility through the owner portal, plus annual performance reviews that explain where every dollar went.
Six stackable guarantees — Exit, Results, Leasing, Eviction, Pet, and Same-Day — that put PAM's commitments in writing.
24/7 dispatch, a Same-Day Service Guarantee, and below-market vendor rates passed straight through to the owner.
Lease renewals handled as a strategic conversation with investors — the discipline behind the 88.76% renewal rate.
Most property managers cherry-pick the reviews they display. PAM publishes all of them, including the ones that catch us doing something wrong. There are two reasons.
The first is operational. Reviews are a feedback signal, not a marketing asset. If we hide the critical ones, we lose the information that helps us improve — so the team reads every review that comes in.
The second is investor-facing. An investor evaluating property managers needs the full distribution, not the curated version. A 4.7★ average across 1,186 Google reviews tells you more than three hand-picked quotes ever could.
Your annual performance is our forever reputation.
