A performance review session runs your asset through our Property Evaluation Tool, producing a deal score, projected cash flow, and ROI based on realistic Wisconsin inputs.
About a third of these consultations end with PAM recommending the investor pass on the property.
A CapEx and Income/Expense inspection at onboarding documents the condition of major systems and forecasts capital exposure for 10 years out. The report is yours to keep regardless of whether the engagement continues. Vacant units get marketed across 50+ rental listing platforms. Resident Screening runs applicants through our full qualification process before leases are signed.
Rent Collection & Disbursement keeps the financial cycle running. Maintenance & Inspections handles operational issues as they arise. Financial Reporting & Accounting delivers monthly statements through the owner portal with full transparency into income and expenses.
The renewal specialist initiates the conversation 120 days before lease expiration, using current market data to determine renewal terms.
PAM's 88.76% renewal rate (industry average is 54%) is the operational consequence of treating renewals as a strategic conversation rather than paperwork.
Eviction Protection covers the cost of a simple uncontested eviction for PAM-placed residents, who generate an eviction rate under 1%. The Leasing Guarantee places a replacement resident at no charge if a PAM-placed resident leaves within 12 months.
A performance review session runs hold/sell analysis using the Rent vs. Sell Calculator, evaluates portfolio performance against your goals, and supports strategic decisions like 1031 exchanges, refinancing, and capital improvements.
The system is designed so that no service is missing when you need it. Investors don't have to assemble their own property management stack from multiple vendors.
The list below is in every engagement at the same fee. There is no “premium” tier where this turns on.
Everything on the service list above is included in the standard PAM fee structure. The full breakdown — and how it compares to industry-standard fees — lives on the pricing page.
Commercial property management. PAM manages residential only. Single-family homes, duplexes, and small multifamily are the scope.
Property outside the six-county service area. Milwaukee, Waukesha, Racine, Kenosha, Washington, and Ozaukee counties only.
Large multifamily. Properties with more than 8 units are outside PAM's portfolio focus.
Tax preparation and CPA work. PAM coordinates with your CPA but doesn't replace one.
Legal work beyond eviction handling. Complex litigation or specialized real estate legal work is referred to attorneys.
Loan origination. PAM refers investors to mortgage brokers who specialize in investment property lending.
Real estate sales transactions. When clients want to buy or sell, we refer to agents we've worked with successfully.
If a service you need isn't on PAM's list, ask. We often coordinate with other professionals to deliver what's needed, even when we don't perform the work directly.
PAM doesn't unbundle. The services are designed to work as a system, and the fee structure assumes the full set is included. Investors who only want partial services (just rent collection, just maintenance dispatch) typically aren't a good fit for PAM's model.
The services activate as the situation calls for them. If you have a tenanted property, Marketing & Leasing isn't needed until the next vacancy. If your property is in strong condition, you might not use performance review sessions for years. Everything is available; you use what you need.

The headline fee percentages are in line with the market. The differences are structural: capped monthly fees, vacancy waivers, no setup or termination charges, published guarantees, and the investor-aligned pricing model documented on our About page. Most importantly, every service in the list above is included in every engagement. Competitors who appear cheaper on the headline fee typically charge separately for what PAM bundles.
Some property managers offer eviction filing on non-PAM-placed residents, commercial property management, and real estate brokerage services in-house. PAM focuses on investor-aligned residential management. Those other services fall outside that scope.
