Dispatch Through The Vendor Portal

Every work order flows through the Vendor Portal. You're notified by email and in-app when a job is assigned — scheduling, resident messaging, and photo documentation all live in the platform.

$10 Flat Coordination Fee

PAM charges investors a flat $10 fee per work order — never a percentage on top of your bill. The structure keeps coordination predictable for owners and clean for vendors.

Vendor Rates Pass Through

Your pricing flows to the property owner as-is, with no markup. You don't need to inflate prices to absorb a manager's margin, and owners don't pay hidden fees on your labor.

Prompt, Predictable Payment

Standard terms are net 30 from invoice approval. PAM doesn't sit on invoices to optimize cash flow — vendors who get paid on time stay in the network for years.

Steady, Repeat Volume

Across 450+ units, work orders flow continuously: routine maintenance, emergency dispatch, turnovers, capital improvements. Vendors in active categories see multiple jobs per week.

PAM Owns The Owner Conversation

Investors are notified when a work order opens, not after completion. Expect occasional owner questions on larger jobs — PAM coordinates that conversation so you stay focused on the work.

Licensing & Insurance

Current Wisconsin licensure for all trade-licensed work. General liability of $1M per occurrence minimum, worker's comp as required by statute, and auto coverage where vehicles are used. Verified before first dispatch.

Responsiveness

Confirmation within 24 hours of assignment. Most jobs scheduled within 48 to 72 hours, emergency dispatch within 2 to 4 hours during posted windows. Vendor Portal messages answered within 4 business hours.

Quality Of Work

Work that meets or exceeds code, with before-and-after photo documentation on substantive jobs and no callbacks within reasonable warranty periods. Clear status updates as the work progresses.

Fair, Transparent Pricing

Competitive with market rates for your trade in Southeastern Wisconsin. Pricing transparency on bid jobs, and no surprise charges added after work begins. Honest numbers keep the relationship durable.
