Realtor Referral Program

Refer Investors To PAM. Keep The Sales For Yourself.

Real estate is a referral business. PAM pays agents, CPAs, attorneys, and other professionals to send investor clients our way, then sends those clients back to you when it's time to buy or sell. We manage. We don't compete on the transaction.

The Program

A $500 Referral Fee, And A Partnership That Pays Back

The best deals and the best long-term relationships almost always come through someone who already knows both sides. PAM is built around that reality, working closely with the real estate agents, CPAs, attorneys, and other professionals who serve investors across Southeastern Wisconsin.

PAM pays a $500 referral commission to licensed agents who refer investor clients to our team, paid in full once the client engages and the first month of management is collected. The program is open to agents in any brokerage across the six-county service area: Milwaukee, Waukesha, Racine, Kenosha, Washington, and Ozaukee counties.

When To Refer

When A Referral Makes Sense

The best referrals are clients whose situations don't fit a standard sales transaction. A few of the most common scenarios:

The Seller Who Shouldn't Sell Yet

A client wants to list, but the math favors holding. Soft market, high capital-gains exposure, or strong rental cash flow. A referral preserves the relationship without forcing a transaction.

The Inherited Property

An heir inherits a Wisconsin rental from out of state. They don't want to sell at current conditions but can't manage from afar. PAM's out-of-state model is built for it.

The Investor Expanding

A client buys their second, third, or fourth rental and the operational load outgrows self-management. They need a manager who treats the portfolio as an asset, not a unit count.

The Relocation Client

A buyer moves to Wisconsin for work but still owns property elsewhere, or vice versa. The Wisconsin property needs reliable local management.

The 1031 Exchange Client

An investor places exchange proceeds into Wisconsin rentals. The acquisition is the agent's transaction; the ongoing management is PAM's responsibility.

The Client With A Bad Manager

A large portion of PAM clients arrive after firing another manager. If a client is frustrated with theirs, refer them. Our Scorecard gives a diagnostic and we handle the transition.

The Process

How The Referral Process Works

The mechanics are simple. You make the introduction; PAM handles the rest and keeps you informed.

01
Step 01

Make The Introduction

Call the realtor referral line at (414) 501-7720, email Residents@pammke.com with "Realtor Referral" in the subject, or have your client mention your name when they reach out.

02
Step 02

PAM Takes The Discovery Call

Jim Miller or a team member runs the standard 15-minute discovery call. About a third end without an engagement; we don't oversell. We'd rather decline a poor fit than damage your client's trust.

03
Step 03

Engagement Begins

If the client engages PAM, the standard onboarding process kicks off, documented in full on our How It Works page. Your client is handed a structured, transparent start.

04
Step 04

Referral Fee Is Paid

$500 paid in full once the client engages and the first month of management is collected. Direct deposit or check, your preference. For most engagements, that's within 60 to 90 days.

Beyond The Fee

What Realtors Get Beyond The $500

The commission is the headline. The lasting value of a PAM partnership is what happens after the referral.

Your Client Stays Your Client

PAM doesn't compete on sales. When your referred client eventually buys or sells, we send them back to you. Active investors transact often, and those transactions go to the referring agent.

Investor-Quality Referrals Back

PAM works with active investors. When they need an agent for an acquisition, 1031, or sale, we refer to agents we trust. Preferred partner agents see this flow build over time.

Pre-Purchase Consulting Access

Free pre-purchase consulting for first-time investors and acquisitions. We run the numbers through the Property Evaluation Tool, making you more valuable without consuming your time.

Educational Resources To Share

PAM's investor tools (IRR, Cash Flow, Rent vs. Sell, ROI, Vacancy Loss, Property Evaluation) are free and shareable. Use them with clients during the listing or acquisition process.

The Return Flow

How PAM Refers Back

When PAM clients need an agent for a sale, a 1031 exchange, or a new acquisition, we refer them to agents we've worked with successfully. The flow favors partners who meet a clear bar.

Agents who establish a referral relationship typically see this flow develop within 12 to 24 months. The deal flow scales with the number of clients you've sent our way.

The Referral Flow Favors Agents Who

  1. 1Have referred investor clients to PAM previously
  2. 2Understand investment-property analysis beyond residential resale
  3. 3Communicate well and handle the post-close handoff cleanly
  4. 4Operate within PAM's six-county service area
  5. 5Hold professional standards consistent with our resident-first, investor-aligned model
